Turn Your Messy Database into a Listing Machine

The truth may hurt (or be freeing), but most real estate databases are a mess. Duplicates, renters, old leads, stale info, and worst of all... missed opportunities.

If you’re already a Fello user (or thinking about joining), here’s the ideal contact management strategy that our top agents are using to stay ahead and capture more listings — without adding hours of tedious work to their week.

1. Import Everyone Who Matters

Add all of your real estate leads into Fello — this includes your sphere, buyer leads, and any past seller leads that have a valid email address. The sooner you start the nurturing process the better chance you have to win their business.

Skip agents, known renters, and junk data. From our customer data, on average, 60%–70% of your database are most likely current homeowners, and those are the people you want to be nurturing. Your buyer leads are sellers in disguise. Fello helps you uncover them.

2. Turn On Auto-Database Clean Up

Once your contacts are in, Fello takes over the grunt work.

Our Auto-Database Clean Up automatically removes homes from contacts who no longer own them and updates to current address(es). You don't want to send a home value report to someone who’s already moved (although we do have this cool Claimed Properties feature). This keeps your data fresh, your marketing relevant, and your brand looking knowledgeable.

3. Enable Automated Address Enrichment

This is where the magic happens. Fello’s automated enrichment finds the addresses for your contacts and identifies which ones are homeowners.

Once we have an address, the contact gets automatically scored based on hundreds of datapoints that signal their likelihood to sell. And since you can set enrichment to happen daily, your database is always evolving — no manual work needed.

Data enrichment features do require you to purchase a credit pack, which you can choose to auto-replenish, or purchase at strategic intervals (e.g. quarterly) to ensure your database is regularly up-to-date. Additionally, you only consume credits for data we are able to enrich.

Why This Strategy Works

Without automation, building and maintaining a clean, up-to-date database can take days (or weeks). Most agents simply don’t have the time — and that’s where Fello shines.

With this setup, you’ll:

  • Prioritize your outreach to the homeowners most likely to sell
  • Reduce wasting your marketing spend
  • Make your follow-up 10X more effective and personalized (and less stressful)
Whether you're an existing Fello client or considering jumping in, this strategy gives you a clear edge — and it's ridiculously easy to put in place.
