About the Duncan Duo Team

Led by Andrew Duncan, the Duncan Duo Team is one of the most recognized real estate brands in the Tampa Bay market and one of Fello's earliest customers, on the platform since January 2023. Duncan built the team from the ground up, scaling from a two-person operation into a mega team while also building out cash offer, investment, and media businesses alongside it.

Duncan was also one of Felix's first beta adopters, rolling it out to his team before Fello had even finished refining the product. "I'll launch tomorrow," he told Fello's team. "We're working out kinks," they said. "I don't care. It's better than no call at all."

THE PROBLEM

Hard-won leads going unworked

With 130,000 contacts, the Duncan Duo Team's biggest asset had become its biggest blind spot. Duncan knew his agents weren't calling the database consistently. He knew that even when follow-up happened, it wasn’t landing.

"Even when they were calling that enormous database, they weren't getting the impact that I expected," Duncan said.

Every name sitting untouched in the CRM was hard-won. The team had either paid for them from a portal or won their trust in a previous deal or by reputation. Their database was a literal goldmine, one that was sitting largely untapped.

THE SOLUTION

Felix generates leads and agent excitement

Duncan was one of the early adopters of Felix starting deliberately small: 5,000 older, unassigned leads first, the kind of contacts his ISAs had never prioritized because they were focused entirely on new inquiries.

"I was blown away, truthfully, by Felix and how engaged people were,” Duncan said.

Once the model proved out, the team expanded Felix to leads already assigned to agents, then to new leads, scaling the program to 10,000 contacts. Duncan built buy-in by giving every agent a choice: opt into Felix-sourced leads at an adjusted commission split, or opt out entirely. "I didn't have a single agent that have had an objection about it," he said. "They were all so excited.”

The Results

Best three month period in the last three years

The results showed up fast. "We've got multiple pendings," Duncan said, and the impact extended beyond closed deals. Felix improved the team's conversion from lead to appointment by making sure responses went out quickly, and it generated new appointments directly out of a database that had gone quiet.

The clearest proof point: timing. "The real estate market in Florida has been a little rough the last few years. I rolled out Felix three months ago. This has been the best three month period in the last three years for my business," Duncan said.

Felix also became a recruiting tool. "It's also helped us recruit. We've gotten a couple of agents that knew that we were doing this type of stuff and they didn't hear that being talked about in their teams," Duncan said. And by tracking every interaction, the program gave Duncan a new layer of agent accountability he didn't have before.

What's Next

Duncan plans to keep expanding Felix's reach across his database, with no ceiling in sight. He's also betting the bigger shift is just starting: agents querying Felix directly to surface buyer-ready segments of the database on demand, turning the database from a list into a tool every agent can ask use in their daily workflow.
